Housing

The basic numbers for housing are not extracted from data provided by the governmental institutions but from redrawing the existing buildings from a very detailed aerial photo.

The total amount of constructions is 262 units. This includes (nearly all) sheds, carports, garages and so on.

146 of these units are located in areas of environmental protection or in areas, which will be needed to develop an environment-protecting infrastructure.

These 146 units will be replaced step by step in a 5 to 10 year plan by 97 houses of 50m2, 30 houses of 66m2 and 17 houses of 100m2. The 50m2 houses are placed on plots of 180m2, the 66m2 houses on plots of 2402 and the 100m2 houses on plots of at least 360m2. Furthermore, I want to settle 5 small vegetable farms within the retention areas. About the architecture, construction and materials of the buildings I will talk later on in detail.

Proposed housing scheme.

The layout for the houses follows two different principles.

Where the housing follows the existing roads, my goal is to close the gaps and thus create a continues line of property, which can protect the environmentally delicate landscape in the back of the houses. Economically and ecologically this approach makes a lot of sense, but has on the social side some shortcomings. A communicative architectural structure cannot easily be developed. On the other hand do lead these roads to the village centre and will thus strengthen the pull towards the centre.

Where the housing lies between two roads, or on a ring road, I want to employ a courtyard organisation, where always 5 to 10 houses share one common access. They thus make a cell unit, which easily can share facilities like septic tanks, urine storage, free-spaces and other more. Social activities and responsibilities are strengthen and thus the sense for community. Especially here, living and working can be mixed beneficially.
